At long last it seems that the drought in many parts of Australia is at or is near it's end. Of course water will always be in short supply in many parts of perhaps the driest continent on earth, and as usual in Australia, if a drought breaks, it is often replaced by a flood !!!

Tough Drought Measures

Your probably very aware that Australia is in the grip of a severe drought.(Apart from some area's of northern Australia who might be suffering floods !!). All levels of Government, Federal, State and Local authority's have prepared plans to alleviate the problem which often includes the OWNER of a property having to pay more for water used, which it is thought, will probably reduce water consumption. Does anyone in Government, anywhere , realize that the owner of a residential investment property usually does NOT actually live there and use the water? How might this affect YOU?, ask your property manager or Property Owners Association. NEWSFLASH IT SEEMS THAT A LAST - AT LEAST THE STATE GOVERNMENT OF QUEENSLAND IS BECOMING MORE AWARE THAT WATER USERS INCLUDE TENANTS, AND, LEGISLATION MAY BE ABOUT TO BE PROPOSED WHICH MAY MAKE LESSORS LESS RESPONSIBLE FOR PAYING FOR WATER USE WHERE THEY DO NOT LIVE IN THE PROPERTY THEY LEASE OUT. AT LAST - I HEAR YOU SAY !!!!

The easy answer is someone who pays the rent on time and looks after the property they live in, BUT ask any Professional Property Manager and they will tell you that the difference between a good tenant and a bad tenant can be just a day or two depending on a zillion factors of importance to the tenants.

Interest rates have been increased by the Reserve Bank of Australia. Ask your financial adviser why this is good news for property investors.
It appears that The Reserve Bank of Australia may increase interest rates once again in the very near future. In regard to the above, does that mean even MORE good news for investor borrowers?
