HOW DO I ADD MORE THAN ONE PHOTO?
Go to Advertiser Log In at the right hand side of the home page. Click to enter. Enter your e mail address and your password to enter you own advertising area. Select by clicking on Property Listings. Look into the area 'Your active Property Listings, and you will see the advert you wish to add more photo's too listed there. Click VIEW, this will take you into your EDIT PROPERTY DETAILS page. At the top of that page there is a button marked EXTRA IMAGES. Click on this. At the top of the next page you will see a clickable box named ADD NEW PHOTO. Click this and then you will see a new box at the top which is entitled, UPLOAD A NEW PHOTO. Use the browse button on the right of that to search for and then open, the photo you want which must be resized to 480 pixels wide (between 40 to75 kilobytes). Then click 'UPLOAD PHOTO, It's as easy as that.

Why are your prices so inexpensive?
At the time of creating this web site, our owner and managing director was a licenced real estate agent in Queensland and he has always been incensed at how expensive real estate advertising can be, so when he planned this site it was decided from the start that advertising costs would be very very affordable.

How do I put an income earning property which I want to sell on the Buy To Rent web site?
First click on the 'WANTING TO ADVERTISE WITH US?' panel on the right hand side of the HOME PAGE, and read the 'Wanting to Advertise with us' page fully. Then, follow the process and add your details to the list shown. After you have completed this list and read the Terms and Conditions of Use, and ticked that you have done so, the site will then invite you to upload an advert. If necessary, use the Google Picasa tool to minimise copies of your property's photographs to the recommended size, and upload as many as 6 photo's and a logo onto your advert, place your property's description as requested, and then upload the whole thing to the web site. It's that simple !! After that, if you want to, or NEED TO, you can go to the ADVERTISER LOG IN, at the HOME PAGE, and click on the panel. Then log in using your e mail address and password, and simply select your advert and add to, subtract from, or simply change, ANYTHING you want to. And don't forget, you are able to upload an UNLIMITED number of adverts. If you can't work out how to do what is needed, send an e mail via CONTACT US, and we will answer you just as soon as we can.

Who can advertise property for sale on the Buy To Rent web site?
Anyone at all so long as they are the owner of the property or a duly appointed agent, and they advertise an income producing property or a property with that potential, and minimise puffery. (Which is over exaggeration, and/or stretching the truth more than just a little !!!).

Can I upload my photo's of my property onto the 'Buy To Rent' web site?
You most certainly can, and we encourage you to do so. Every advertiser has the opportunity to upload up to six photographs and a logo onto the web site, and add comments in the section describing the property in your own words. And if you want to, or need to, you can AT ANY TIME, change the advert. It's YOUR choice. (See the HOW DO I PUT AN INCOME EARNING PROPERTY onto the Buy To Rent web site - ABOVE).

What doe's it cost me to browse Buy To Rent?
Only the time you take. There is no dollar cost so that you can look and learn much of what you need to know about income producing property in the comfort and privacy of your own home with a complete absence of any pressure, or the presence of any other person.

For how long will my properties stay advertised on the Buy To Rent web site?
Once you have uploaded your advert, we will allow you and everyone, a totally cost free period to have your property displayed on our web site. After that period has passed, we will remove your advert at our discretion. So, if you place your advert on any day of the month it will stay advertised on the site until it has been displayed for 30 complete days (if a 30 day period is selected).

Do I have to complete all those details when I want to advertise my property for sale?
The short answer is NO you don't. BUT remember, every potential purchaser may feel that more information is better than less information. This could mean that more information supplied in your advert on Buy To Rent is more useful to the decision making process of your potential purchaser, therefore making the sale of your property more likely rather than simply being discarded because you have supplied insufficient information.

I am a real estate agent (or developer), can I advertise on Buy To Rent?
Yes you can, under the same rules as stated above, and the property must be, or have recently been, or is intended to be, an income producing rental property, be it a flat, unit, townhouse, house, office, industrial shed etc., or even income producing land. And please remember, You MUST minimise puffery.

I am a private investor, can I advertise my income producing investment property on Buy To Rent?
Yes you can, we welcome the very people this site was designed for, investors, but please remember the same rules apply to you and everyone, income producing property (actual or planned) ONLY is permitted to be advertised, and, PLEASE minimise puffery.

Do you supply any of my details to anyone else?
Unless we are subpoenaed by the law to do so, definitely not. In the normal course of our business that is a definite no no.

No we do not. Not because we distrust any suppliers of service to the property investor industry, simply because we really don't know who is best at what they do.

Should I appoint a property manager to look after my property or should I do it myself?
Wow, what a question, but the short answer is how much knowledge do you have about this subject, and how well do you know the law of your country, state or territory. We are not in any way expert of the laws of anywhere, so if we owned any property investment we would most definitely appoint a specialised property manager. By the way, did you know that (generally speaking) where there may be income produced, property management fee's are tax deductible?, ask your accountant.

When I look at the map of a property I might be interested in, I find it's not very precise. Although it shows a suburb, I'm not really sure where in the suburb the property might be. Why is this?
Unlike many other real estate web sites, Buy To Rent is looking at income producing property. This often means that a tenant lives at the property and pays rent to the lessor (Landlord). We should all be aware that there are privacy issues at stake here, and a rent paying tenant has the right to privacy. For that reason, this Buy To Rent web site does not identify a street name, or the exact place in a suburb a property might be.

I am a registered builder of new houses, and have built several display homes at various area's all of which are staffed by well trained people who are knowledgeable in all areas of our business, and property buyers needs. How much will I have to pay?
Exactly the same rate as everyone else, ie, each of your locations is treated as an individual entity and each will be required to pay for an unlimited number of properties advertised, and for the same time periods as everyone else too. For instance, for each location at which you have display homes you pay absoltely NOTHING AT ALL. . So if you have homes and staff at 4 display area's, your dollar outlay will be only 4 times Nothing = ZILCH. Good or what??

What rules should I be aware of in using Buy To Rent?
First and most importantly, this web site is intended to be used for advertising income producing property, rented to a tenant or with the potential to be rented to a tenant, who makes a payment to the owner of that property. Also included can be Newly Built property, INTENDED for investors who will then tenant that property or sell it at a profit, ie purchasing off the plan. Very importantly, YOU are responsible to YOURSELF to determine whether any information you might be exposed to is beneficial or otherwise TO YOU. We insist that everything on this site MUST be factual and we reserve the right to remove any advert or advertiser for any reason we see fit. All property advertised on this site MUST be income producing or intended to be income producing, and be of interest to property investors. When uploading an advert, ALL questions in the list relating to the property and marked by a red asterix, MUST be answered. If you don't understand the terms used or the calculations required, see our TERMS list. But please be aware, AS A PROSPECTIVE PURCHASER,YOU must satisfy YOURSELF, that everything you act on is suitable to YOU.
